Involving Stonebuilt at the very beginning of your custom home planning will help alleviate any stress or anxiety you might feel about building. We can help with each step; right from lot selection and budgeting, to drafting and interior design.
Our custom home building process typically follows the following format, however, just like every home and every client, the process can be tailored to your needs.
1. Establish Your Budget
Decide what you are willing to spend on your new home. Talk to your bank if necessary to determine what you can spend. Are there any other factors that will affect the project’s budget, like selling your existing home first?
2. Meet The Builder
This is an important opportunity to meet with Stonebuilt’s project manager to discuss what your needs and wants are, the location, size or style of your home, and what budget range you anticipate. We will give you an overview of our build and budgeting process and discuss what YOUR building priorities are. We will answer any questions you have about our company, the build process, and the services we offer. This meeting helps to align expectations for your custom build.
3. Planning & Design
If you haven’t already purchased a lot for your new home, Stonebuilt will help you with site selection and planning.
When you are ready to move forward with planning your new home, the Stonebuilt design team will provide you with a series of questions to help you to visualize the type of home you want and bring to mind a variety of questions that will come up in the design meeting.
We will then schedule the design kick-off meeting where you will meet with the Stonebuilt designer, draftsman and project manager. We will work together to understand how you and your family would like to function in your new home, the architecture of the home, what design styles appeal to you, and any specific design elements or requirements.
We will use the information gathered, as well as your building priorities to guide the drafting process to make sure the design of your dream home is realistic with your budget. You can expect to review and approve floorplans, elevations and exterior renderings of your home. Final architectural blueprints will be completed and provided to you.
4. Spec Survey / Budgeting
After your home plans are complete, we will lead you through a detailed, plan-specific specification survey for your home. We will discuss Stonebuilt’s construction standards and many of the options that are available to you.
With the information gathered in the spec survey, Stonebuilt will put together a detailed budget with supporting labour and material quotes for the project. Together we will review the budget and make changes to specifications based on your feedback.
5. Contract / Permitting / Scheduling
When you are ready to move forward with building your new custom home, Stonebuilt will prepare a contract for you to sign, take a deposit to beginning construction, apply for permits, arrange for services, and lay out the anticipated project schedule.
6. Construction
As soon as all necessary paperwork is in place, construction will start on your home. You will have a chance to meet Stonebuilt’s experienced build team, and will start working with Stonebuilt’s designers to make selections for all the design elements in your home. The entire construction process is skillfully guided by the Stonebuilt team to make sure you get exactly what YOU want! Clients can be as involved as they like; selecting construction materials and finishing details or looking to the advice and suggestions of our team.
Stonebuilt’s experienced project manager will be in contact with site supervisors and trades to ensure the project stays on budget and on time.
We track all selections and plans with our advanced builder software, keeping you informed and getting your approval before anything is purchased. This tool allows you to login at anytime and check the status of your build: budgets, schedule, selections, approvals and communication with our build team. You will receive a monthly budget update which detailed construction costs to-date vs. budgeted amounts.
7. Completion and Turn Over
When construction is nearing completion, you will be given a possession date. Before possession, we do a thorough walk-through with you and the site supervisor to ensure every last detail has been taken care of.
On your possession day, we will hand over a detailed turn-over package and walk you through all the components of your home. After that – moving day! You are now an official member of the Stonebuilt family!
8. Stonebuilt’s After Completion Guarantee
We are confident in the quality of the homes we build and are pleased to offer our customers a comprehensive 1 month, 6 month and 1 year service check-up. We ensure any concerns are addressed quickly and efficiently.
In addition to our in-house service program, all of our homes are registered with Alberta New Home Warranty Program. Homeowners are protected with a 1-year labour and materials warranty, 2-year mechanical system warranty, 5-year building envelope warranty, and a 10-year structural warranty.
